CB Richard Ellis today announced that the sale of the Yellowstone Club, one of the world’s most exclusive destination residential developments, for $115 million has been finalized. Occupying approximately 13,400 acres in Big Sky, Mont. with over 2,200 skiable acres and a championship golf course, the Yellowstone Club is the only gated, private ski and golf community in the world.
The property was sold at an auction directed by the United States Bankruptcy Court, with a significant amount of land for future development, including 37 subdivided and improved lots of varying sizes, plus an additional 388 “dwelling unit” rights for residential lots or condominium pads (which includes 80 partially developed lots). The Yellowstone Club’s current master plan approval allows for a total of 864 dwellings with 439 lots and residences already sold. Values of existing homes range from approximately $4 million to $16 million. Most homes have ski-in/ski-out access and are strategically positioned throughout the property, including on-mountain chalets, private ranches, custom homes and condominiums.
Jeff Woolson, Managing Director of CBRE’s Golf & Resort Group, along with Steve Lehr, Managing Director of CBRE’s Land Services Group, headed up the exclusive marketing team. Together, these two professionals have closed transactions totaling more than $1.2 billion. According to Woolson, the Yellowstone Club represents one of the world’s most unique master-planned communities. “The Yellowstone Club is a pristine, one-of-a-kind property framed in elegant ruggedness,” Woolson said. “The club is situated in the sublime beauty of ‘Big Sky’ country, combining the finest skiing, golf and residential amenities money can buy.”
The centerpiece of the property is the Warren Miller Lodge, a 143,000 square foot base lodge providing expansive facilities for members and guests. Named for legendary ski filmmaker Warren Miller who maintains a residence at the Yellowstone Club, the lodge includes two restaurants, an outdoor terrace, retail ski shop, locker rooms, spa and fitness facilities, as well as 21 privately-owned luxury condominiums.
Half-way up Pioneer Mountain is the Rainbow Lodge, offering a casual, gourmet restaurant, plus locker room, steam room, outdoor swimming pool and hot tub. Situated adjacent to the ski-in/ski-out Rainbow Lodge are 20 rustic guest cabins with modern conveniences and a cabin master to ensure a quality stay.
Near the summit of Pioneer Mountain is the Timberline Café, offering gourmet lunches and monthly Sno-Cat moonlight dinners where members can ride up the mountain in a Sno-Cat and ski down after their meal by the light of the full moon.
Yellowstone Club members and their guests have exclusive use of 60+ ski runs and 15 ski lifts covering Pioneer and Andesite Mountains, with skiable access to the adjacent Big Sky Resort. Ski runs are groomed every day before the club opens, providing world-class conditions known locally as “private powder.”
The Tom Weiskopf-designed championship golf course is available for member play from mid-June through mid-September. The scenic course is set on a plateau with commanding views of Lone Mountain, Spanish Peaks and beyond.
Additional amenities include cross-country skiing, snowshoeing, horseback riding, fly-fishing and an assortment of children’s games and activities. Outfitters at the club offer complete gear, instruction and equipment repair. Trips to nearby Yellowstone National Park are organized periodically.
