Developers of a high-end residential neighborhood of single detached homes, some with views of the golf course and Saddleback Valley, are hoping to begin construction in about 18 months.
The homes will be developed at the Aliso Viejo Golf Course when final agreements are signed between the city and developer Emerald Venture Group, Inc. Preliminary plans were approved at the last City Council meeting.
A community conference and aquatic center would give the city a place for recreational, banquet and meeting facilities for Aliso Viejo residents. The conference center would accommodate meetings, weddings and other special events with seating for 225 people, along with classroom space.
The project should take about two years to complete.
The 27-hole Jack Nicklaus-designed golf course will be reduced to 18-holes, but the golf course will be operational during construction, said Karen Awad, community outreach director for Emerald Venture Group, Inc.
``A modular building will be erected next to the event tent to house a full-service restaurant with inside and outside dining, the pro shop, rest rooms, the cart barn and all the services the golf course presently delivers,'' Awad said. ``The event tent will still be available for tournaments and special occasions.''
Residents could use the 25-meter lap pool, an adult recreation pool, a spa and a splash and wading pool for children. These amenities would be available for a one-time user fee, though an annual membership will be available.
In the proposal, Emerald Venture Group has offered the recreational and aquatic facilities to the city of Aliso Viejo. The operation and maintenance would be paid for through revenue and user fees.
``Homes will be located south of the recreational facilities and the clubhouse,'' said Awad. ``Between 430 and 502 homes will be built.''
The developer plans a tree-lined entrance to the clubhouse and pools. Two Glenwood parks with fountains will add to the communities' 22 other parks.
``These recreational facilities are not part of any proposed plans at Aliso Ranch or the Summit site,'' said Awad.
Preliminary development plans are under review by the Development Review Committee and the City Council.
``I get so many calls from Aliso Viejo residents who are very excited about the pools, restaurants and banquet facilities,'' said Awad. ``People tell me they love living in Aliso Viejo and are really looking forward to buying a new home here that is so close to these great amenities. They are happy to finally see something good for the community happen at this site.''

Summer 2005, grading begins.
Late fall 2005, construction begins on the club house, aquatics center, meeting rooms, pro shop and full service restaurant.
Spring 2006, homes under construction. Club house and aquatic facilities open prior to finishing the development's 50th home.
