Dallas – ClubCorp and its joint-venture partner Emerald Development Group has sold approximately 80 acres of residential land in Aliso Viejo, Calif., to Shea Homes. The ClubCorp/Emerald partnership received approval from the Aliso Viejo city council in late 2005 for the development of 502 homes on the land, located adjacent to the ClubCorp-owned Aliso Viejo Golf Club. In an agreement with the City of Aliso Viejo and Shea Homes, ClubCorp will develop and manage a city-owned community conference center, an aquatic facility and a park on the land. In addition, ClubCorp plans to develop a new clubhouse at Aliso Viejo.
“This is a very exciting project for our companies,” says John Beckert, ClubCorp president and chief executive officer. “We have been collaborating with our partner, the Aliso Viejo city council, and the community on this development plan for the past several years and are now looking forward to working with Shea Homes to create a beautiful recreation and leisure-oriented family community.”
ClubCorp purchased the land in 1998 and developed the 27-hole Aliso Viejo Golf Club. The adjacent real estate originally was planned for a hotel and commercial site. However, after evaluating alternative use plans for the site, ClubCorp settled on a residential concept that would reduce the golf course to 18 holes and allow for the conference center, aquatic facility and park within the community. In addition to the new clubhouse, Aliso Viejo will offer dining, fitness and golf-related services.
ClubCorp partnered with Emerald in 2003 to work on a comprehensive community development plan and, with the cooperation of the Aliso Viejo City Council and staff, received all entitlements in less than 24 months.

Golf and social memberships will be offered at Aliso Viejo Golf Club.
